Our Self Build Warranty has been designed for individuals building their own homes. Unlike Architects’ Certificates, Structural Warranties are insurance policies, providing you with cover in the event of damage caused by a defect in your property

Our Completed Housing Warranty has been designed for completed properties which are less than ten years old and were built without the benefit of having a Structural Warranty in place.

Please note that this is a standard insurance product offering the cover and benefits described. It is for you to determine the suitability of this policy for your needs and circumstances. ProAktive does not and has not offered any advice as to the suitability of this product to meet your requirements.

A building warranty is an insurance product which pays for the cost of rectifying defects to the building which are covered under the policy.
More + Why buy a warranty?
Peace of mind. A warranty adds value and saleability to property assets by reducing uncertainty of costs. All mainstream lenders require a structural warranty to be available when a property is sold at less than 10 years old.
More + I have an architects certificate is that not enough?
An architects certificate is an extension of the supervising architects professional indemnity insurance. This means that, in the event of a problem arising with the design of the project or other similar issues, you will have to prove professional negligence on the part of the architect.

Recently, lenders have become less comfortable with an architects certificate which is why you may require a structural warranty.
More + When should I take out a warranty?
You should do so before the build starts. You can buy a warranty at any point throughout the build however the further into the build you get the more expensive the insurance becomes.
More + Can I buy a warranty after my home is completed?
Yes you can however the insurance is more expensive so you should bear this in mind. If your property is 5 years old for example you can purchase a 5 year warranty, for 3 years old you can buy a 7 year warranty etc etc.
More + Is the warranty accepted by lenders?
Yes. All the UK’s major lenders accept it.
